The Hailey Planning and Zoning Commission approved on Monday a preliminary plat application for Hailey FF LLC for a Marriott hotel and five condominium units on a 1.85-acre property between Main and River streets.

Hailey Community Development Director Lisa Horowitz said in an interview that preliminary plat approval is the first step in a two-step process under Idaho law to allow a developer to sell properties.

Horowitz said Hailey FF now has up to one year to build infrastructure within the development before a final plat approval will allow it to sell lots.

The Monday approval includes a new 74-room, three-story Fairfield Inn and Suites Marriott hotel already under construction at 711 N. Main St. The $7.5 million project is scheduled for completion in fall 2020. Horowitz said construction was allowed to begin following design-review approval.

The condominium portion of the project includes five 2,186-square-foot, three-story townhomes on River Street. The townhomes will be owned and managed by a homeowners association.

The Hailey Urban Renewal Agency in April approved a plan to reimburse developers of the hotel for up to $369,623 of expected costs to build required sidewalks, curbs, utility lines and other improvements on city rights of way around the property on the northern end of Main Street.

The 42,400-square-foot hotel will feature an indoor pool, fitness room, breakfast room, dining room and a bar, which will be open to the public.

Fairfield Inn by Marriott is a lower-cost chain of hotels franchised by Marriott International.
