The Sun Valley Planning and Zoning Commission on March 20 unanimously approved five applications for Sun Valley Co.’s proposed Diamondback Townhomes project, planned for a site between the Sun Valley and White Clouds golf courses.
The proposed 36 townhome units would be adjacent to the second fairway of the White Clouds golf course and directly across the street to the fairway that extends from the Sun Valley Club to Hospital Way.
As part of the application process, the zoning map amendment application, plat amendment application, two preliminary plat applications and the design-review application met the necessary approval to go up to the Sun Valley City Council for further review. A master plan—which does not require approval from the City Council—was also approved.
Sun Valley Community Development Director Mark Hofman said the project will not be reviewed at the next Sun Valley City Council meeting on Thursday, but will likely be discussed during the council’s meeting in May.
“All applications were approved without amendments,” Hofman said. “The commission went through each of the issues separately, and none of them had to be changed.”
While each of the applications was approved without amendment, an amendment was added to the master plan approved in 2006 to change the name of the subdivision from Gun Club Land Use Planning Area to White Clouds.
In an agenda report for the commission, Hofman said Sun Valley Co. submitted six related development applications that would re-zone two large multi-family residential parcels and a portion of a third to less dense single-family townhome structures on a fourth parcel.
Benchmark Associates is the company working on property boundary changes, land surveying and creating development lots. Vice President Garth McClure said the company has worked on helping develop the project since the beginning in 2006.
“It’s a really great project,” McClure said. “It’s a continuation of the White Clouds development that was anticipated by the city of Sun Valley for this property.”
McClure said the townhomes will be built on a combination of parcels A and B of the White Clouds development, while construction of 12 townhome units was recently completed nearby on parcel E.
Jim Ruscitto of Ruscitto/Latham/Blanton Architects said he does not foresee any issues receiving final approval from the City Council, and hopes to begin work on the project in mid-summer.
The 36 townhome units consist of four, 4-plex attached structures (16 units) and 10 attached duplex structures (20 units). The four 4-plex structures are placed toward the front of the property facing Diamond Back Road and Trail Creek Road, while the duplex structures are located generally behind the rear of the site and built into the hillside.
