Townhomes planned in Ketchum core

Ketchum Partners LLC eyes 7 units on First Avenue site

    Developer Ketchum Partners LLC on Monday presented to the Ketchum Planning and Zoning Commission a pre-application proposal to develop a new townhouse development at 131 First Ave. South, where the now-defunct Sun Valley Athletic Club was once located.
    In May 2006, the Sun Valley Athletic Club closed its doors because of financial considerations and growing competition in the valley. In 2008, Ketchum Partners LLC purchased the property from LBJ Partners LLC for an undisclosed sum.
    The project calls for a two-story development with six three-bedroom units and one two-bedroom unit.
    Under the Community Core design-review requirements, the applicant has chosen building Type 4, multi-family home. Under Type 4, the development is required to have one parking space per 1,500 feet of residential use. Ketchum Partners LLC calculated the net square feet of residential use to be 15,992 feet. As a result, they are required to have 11 parking spaces, and have far exceeded that requirement with 24 parking spaces in the design.
    The current lot of the existing development is 16,512 square feet in size and 290.3 feet wide. There are no sublots shown in the initial design.

    Commissioner Michael Doty recused himself from discussing the project as a commission member because he is president of Michael Doty Associates, the architecture firm that is designing the project.
    Architect Brenda Moczygemba, who works for Doty, spoke on behalf of the applicant, and said the project could significantly help the downtown area.
    “This is going to be a big development for the downtown core rather than just being a vacant lot,” Moczygemba said. “It will add vitality and energy to the area.”
    Moczygemba said she hopes to come back with a formal design-review application for the Planning and Zoning Commission during one of the commission’s April meetings. She said the development still needs to be improved before submitting the formal design review, but doesn’t think drastic changes will be necessary.
    “We made some progress to where this is going, but it’s certainly not final,” she said. “We have sidewalks that will be improved along with the curb and gutter on First Street and First Avenue.”
